Property in Spain: a secure investment in uncertain times

Increasingly, our compatriots are choosing to buy houses and flats on the Costa del Sol. Among the most attractive destinations is Spain and its Mediterranean coast. Why are Poles willing to invest capital in real estate there?

In 2023, our compatriots purchased as many as 3,118 properties on the Iberian Peninsula, and the vast majority of transactions were not financed with loans. What primarily attracts customers from Poland to buy houses and flats in Spain are the tourist qualities. Spain has the advantage of a mild climate and sun shining more than 320 days a year. This is a particularly important argument for those who appreciate warm summers and mild winters. Hence, there is growing interest in Spain in the context of property investment.

According to the latest data from Registradores de Espana, Poles are among the top groups of foreigners buying houses and flats in the Iberian Peninsula, and their involvement is increasing compared to previous years. The important variables in this case were: rising inflation in Poland, the war in Ukraine and the COVID-19 pandemic, all of which are making real estate an increasingly popular – and importantly stable – investment.

A major advantage of Spain is the diversity of the country in terms of landscapes or lifestyle. On the one hand, you can relax in beach resorts on the Costa del Sol or spend time in cities such as Barcelona or Madrid. At the same time, there is no trace of the financial crisis of more than a decade ago and, from the point of view of the Polish customer, the increase in property prices is not as dynamic, making it easier to buy at attractive prices.

A safe investment of capital in uncertain times

Many clients point out that flats and houses purchased in tourist destinations can be rented out, providing an additional source of income. There is a growing rental market on the Iberian Peninsula, especially in tourist areas, which can provide a steady income from the investment – and thus ensure that the funds used for the purchase will generate a steady income.

An important motivation that is increasingly emerging among Poles is the issue of the unstable geopolitical situation in the Central and Eastern European region following the outbreak of war in Ukraine. The potential threat to the countries of this part of the Old Continent may affect the entire region, which certainly has consequences for the real estate market. Definitely, buying a flat or a house in Spain will be a much safer transaction in this case. Property on the Costa del Sol has also historically been considered a ‘safe haven’ in times of uncertainty.
