What was 2021 like for Agnes Inversiones?

The end of the year is a time for many taking stock and reflecting on the past 365 days. It is no different in our case. Welcome to a brief summary of what the entire Agnes Inversiones team has achieved in 2021.

Record sales

The pandemic we are all still grappling with has brought huge changes in terms of travelling and exploring new corners of the world, but at the same time it has had a positive impact on the Spanish property market. As we have previously informed you, the first three quarters of 2021 have proved to be record-breaking in terms of the number of transactions carried out in Spain and in Andalusia itself. We are still waiting for the full-year statistical summary by the Colegio de Registradores, but based on our own observations and the sales results achieved, we already know that it was a record year for us!

The huge interest in property in Andalusia, and the number of transactions finalised, was heavily influenced by the Andalusian government’s reduction of the transfer tax, which was originally only due to apply until the end of 2021. The excellent results of the tax changes introduced, prompted the authorities to extend the relief indefinitely. This is a huge opportunity for those who did not manage to finalise the purchase of their dream home or flat on the Costa del Sol last year. Spain’s favourable tax environment and still-low interest rates could mean that the number of transactions carried out in 2022 will not fall but rise again. Will this be the case? We will know the answer to this question at the end of this year.

The period from January to December 2021 was characterised by a wide price cross-section of transactions handled by our office. Agnes Inversiones handled transactions ranging from €200,000 to almost €10 million! The second amount is an excellent confirmation of the trend we have observed when it comes to changes in the buying preferences of Poles, who are increasingly interested in high-end properties.

Diversification of purchases

We always try to tailor our offers to the expectations and capabilities of the customers we receive. New to previous years was definitely the form of cooperation. Pandemic constraints meant that a large part of the process of buying property on the Costa del Sol was carried out remotely – whether by telephone or video conference. Just a few years ago, this form of cooperation was rare, but today an increasing number of our clients are opting for it. It is convenient for them as they entrust most of the technical matters to us, and during the live meeting their attention is 100% focused on the selected properties and making the final decision to buy the best one.

What is also worth noting across the last 12 months is the change in the proportion when it comes to the purpose accompanying property purchases on the Costa del Sol. As in previous summers, the majority of transactions involved buying for personal use – either as a holiday home or as a permanent residence. The pandemic has created another growing market for properties serving as a remote work location.

In addition, more and more people have recognised the investment potential of Spanish real estate and have decided to buy a house or flat for short- and long-term rental.

We know from recently presented data that in the first three quarters of 2021, Poles ranked among the top ten nations most likely to buy property in Spain. These statistics were also confirmed by our sales data. We are delighted that more and more of our compatriots see Spain and the Costa del Sol as ideal places to live and are choosing to settle here permanently or as a temporary home office.

It was attended by 130 people, both our clients who already live in Marbella permanently or have recently finalised the purchase of a house, as well as people in the process of buying who have decided to spend Christmas and New Year’s Eve here. The overwhelmingly positive feedback from everyone present, received during this event, is a source of great pride for our entire team.

We are delighted that the repeatedly quoted slogans about the ‘new quality’ of life that comes with moving to Marbella are confirmed in reality.

We entered the new year with a great deal of motivation to continue our efforts to present the benefits of living in Marbella and the Costa del Sol to even more people. We sincerely believe that we will be able to boast even better results from our activities in next year’s summary.
