Pandemic Covid-19 has changed our needs – we now want to live, live, spend our time differently. We are looking to Spain not only for beautiful weather and a friendly climate, but also for spacious homes, good architecture, modern design and eco-friendly solutions.

An unexpected boom

I don’t think anyone in the industry expected such a surge of interest in luxury properties for sale in Spain, and this at a time of limited travel. However, the pandemic has completely changed the world, locking us indoors for months on end. Many people, hitherto working in offices in metropolises around the world, have been working remotely or in a hybrid system for more than a year. The first reason for looking for a luxury property in a convenient location in a warm climate is therefore the longing for space; the second is the opportunity offered by remote working. When we can work from anywhere in the world, our home can also stand on any continent. Modern estates set in the hills with panoramic views of Marbella and the sea are very popular, as are lofts in Malaga.

A home office on another continent

We want space, contact with nature, but we also try to make the most of our free time by taking a break from the remote work that often melts into our private lives. This is why there is such a surprisingly high influx of new clients to Marbella, including high-level executives from the USA who are looking for villas here with a garden, a pool and a view of the sea or the Sierra Nevada. Millenials are also looking for homes here. Luxury is at a premium, hence the demand for villas that are increasingly beautifully designed, equipped to a high standard, but also environmentally friendly.

The year 2021 is an excellent time for Marbella itself, which has ‘spread its wings’ in terms of investment, realising its full potential as the most luxurious resort in this part of Europe. For years, this city, created with luxury in mind, has been as good an address as Saint-Tropez or Monaco. But never before has there been such a large selection of properties here, considered to be the most beautiful homes in Spain. Tourists are also attracted here by the new hotels, associated with top quality service and exclusivity.

Marbella, the quintessence of luxury

Marbella transformed itself in the mid-20th century from a fishing village into a luxury resort abounding with houses, residences and hotels. It has a special microclimate thanks to the mountain La Concha, which shields it from the cold air. The city is located between the Sierra Nevada and the sea: there are more than 27 beaches with a total length of 25 km! Marbella is full of attractions, and the season here lasts all year round: there are renowned golf clubs, tennis courts and horse riding centres. You can enrol your child in a Spanish or British school, where the level of education is very high. In the restaurants, it is worth seeing the extraordinary, exciting shows of real flamenco. Puerto Banús is home to some of the world’s most expensive yachts and a vibrant nightlife. All this attracts more investors – they compete to buy the most beautiful luxury houses and flats in Marbella.

Masonry investment

Investment in real estate is also increasingly popular in uncertain times, if only with the threat of inflation. Such a purchase is seen as ‘safe’. In Spain, tax rebates and very low mortgage interest rates have also been beneficial in recent years. The decision to invest is also favoured by the reduction in taxes on property purchases, effective in Andalusia from 2021

The last year has been exceptional: now, with trust in an agent, you can buy a house in Spain by viewing it via FaceTime. The agent selects the best offers, tailored to the buyer’s requirements, and presents the best, also in terms of investment. Not only do houses costing around €4 million sell brilliantly, but also properties worth more than €10 million. According to Christopher Clover, author of the Marbella Property Market Report 2021, property sales in Marbella increased by as much as 22% in the first quarter of 2021 compared to the same time in 2020. This trend is expected to continue, not least because of new developments under construction, meeting even the highest demands, such as the Four Seasons, the Acciona Estrella del Mar and the La Finca de Jasmin villa development.

Has the pandemic affected property prices in Spain?

The difference between the Polish and Spanish property markets is that, despite the strong buying interest, prices have not gone up as much. However, the prices of the most luxurious properties have become more expensive – because there are simply fewer of them on the market. On the Costa del Sol, as in Poland, the best deals, especially in the higher price bracket (from €500,000 to over €1,000,000) can disappear almost overnight. However, more and more houses are being built, so it is worth keeping an eye out for new developments.
