In recent years, the property market in Spain, particularly in Marbella and the Costa del Sol, has become the subject of growing interest from Polish buyers. According to data from Q3 2024, Poles now rank fourth among property buyers in Spain. In the past, it was only a luxury for our compatriots to spend a holiday in a Spanish hotel and then buy a small flat. Today, Polish clients are looking for much larger investments, such as villas and luxury flats.
Marbella is an international market where different cultures meet. Customers come from many countries – from Poland to the United States. Consequently, adapting to cultural norms becomes a challenge. Polish buyers introduce their own standards, which are often higher than those prevailing on the market. It is worth noting that many times our compatriots are not interested in buying properties that are rejected by others. Their requirements are high, which shows a high awareness and knowledge of the market.

A return to tradition and natural materials
In recent years, there has been a noticeable trend towards a return to traditional architectural styles and natural materials. Clients are increasingly looking for properties that combine modern amenities with a classic look. In contrast to earlier years, when modern, minimalist designs dominated, customers now prefer beautiful, traditional tiles and natural materials that are more durable. Such a shift in aesthetics shows that Polish buyers are increasingly aware of the value of traditional Spanish architecture.
These customers are prepared to pay more for quality and uniqueness, not just brand. The increasing number of conscious customers in the property market indicates a changing approach to investment. These customers are not just driven by logos, but are looking for values that are relevant to them.
As the market develops, further changes in the preferences and expectations of Polish buyers can be expected, which will certainly influence the future of the Spanish property market. Marbella, with its signature estates and luxury lifestyle is becoming the place where dreams of status and desires for experience meet.
