Is an estate agent necessary now that we have the internet?

A house is not just a building, it is also a neighbourhood and the people who live in it. Some of us prefer peace and quiet, others want to be in the centre of things, still others are interested in the proximity of nurseries and playgrounds. We won’t be able to find all this out from the internet alone. Why work with an estate agent in Spain?

… and sometimes the reality is less enthralling. We have our own ideas about a house when we decide to invest in a property in Spain. You can spend hours browsing the internet for house listings in Spain, with stunning interiors and views. However, on the spot, it sometimes turns out that the photos and visualisations shown are not quite true. We won’t check for ourselves who our neighbours will be, or whether the nearest school is of a high standard. Beautiful-looking photos also do not reflect the whole truth about the house, its possible shortcomings. If we look for a house on our own, we will not find out if there is a sewage treatment plant in the neighbourhood or if the noise from the airport will disturb us.

Buying a house starts with a conversation

I have lived in Marbella for 25 years and know the area inside out. At the beginning of our collaboration I talk to you about your expectations, the type of property, the furnishings and the standard. We may be looking for a house near a golf course or courts, with an indoor pool and garden. I choose tailored proposals, within the agreed budget. This allows me to advise on the best offer located in a convenient location. In Spain, unlike in Poland, agents do not have the exclusivity to sell certain properties. So we have access to the best offers, in locations we know very well.

I can safely say that I know all the housing estates around Marbella. Most of them were built before my eyes. Each neighbourhood has its own atmosphere – and we choose not only the house, but also the neighbourhood. I know which house to invest in so that it appeals not only to us, but also to landlords. Buying a house or flat in Spain is an excellent investment for years to come.

There are many benefits to working with an agent, we save you time by getting a tailor-made offer. We can help you look for the flat you have spotted on Instagram or in a search engine. Before arriving in Marbella, we send you proposals and together we view the selected houses on site. Our agents speak several languages, so we can help you with all the paperwork. We also help negotiate prices – which is not typical of many agencies. It is extremely important to have a trusted person to support you throughout the process: we recommend proven lawyers and notaries, translators, surveyors, engineers. In accordance with the prevailing customs in Andalusia, our agency does not charge the buyer a commission. The commission is always paid by the seller.

Keys to hand

Our work does not end with the signing of the notarial deed. This is usually the beginning of it, as we carry out many other activities: changing locks, cleaning the flat, decoration, remodelling project, renovation. We constantly cooperate with proven decorators, renovation teams, etc., so that they work for us at preferential prices.

Our job is also to help you acclimatise to your new city. We advise you on the choice of school or kindergarten, and introduce families with children of the same age to each other so that they can speak Polish while playing.
